A six-bedroom Calabasas property used to treat substance abuse patients is for sale at $5.25 million.

Built in 1982, the 7,170-square-foot Mediterranean-style residence is set on nearly 12 acres of rolling canyons with a detached guest house, swimming pool and tennis court as well as vineyards that have the potential to produce wine grapes.

There’s also an option to buy an additional 2 acres for $499,000.

The property at 24969 Mulholland Highway is owned by NuLife Recovery Treatment Center. While it’s actively licensed as a drug and alcohol rehab facility, it’s also being marketed as a single-family estate.

Features include a main house with two master suites, a built-in bar area and nature views from most rooms spread across three stories.

A spiraling staircase leads to the third-floor master retreat whose amenities include two fireplaces, a separate lounge area, a balcony, and a private patio.

Areas that surround the staircase on the main level include a step-down living room. The kitchen boasts two islands, one large and one small, and opens to both the dining and family rooms.

Those rooms are divided by a see-through fireplace.

Nearby, there’s a private office that’s big enough to double as a conference room.

On the lower level of the house, four guest bedrooms lead outside to the pool area.

The listing is held by David Watkins of Pinnacle Estate Properties.

Property records NuLife Treatment Centers bought the Mulholland Highway property in 2016 for $2.999 million.
